HOW DOES A BUYER’S AGENT GET PAID?
Real estate agents make a commission off the selling price of the home only if the transaction closes successfully. For homes listed in the Multiple Listing Service (MLS), the seller offers a commission to the buyer’s agent - it is not your expense as the buyer. For homes offered For Sale By Owner, usually the seller will offer a commission to the buyer’s agent, but occasionally you as the buyer will have to pay the commission.

WHAT IS EARNEST MONEY?
Earnest money is a deposit you put down to show the seller your intent and good faith to purchase the property. It is deposited in to escrow within 3 business days of mutual acceptance of the purchase agreement and applied toward your purchase/down payment. You will not risk losing your earnest money deposit unless you breech the contract - back out of the deal with no legal basis

DO I NEED A HOME INSPECTION?
Under most circumstances, yes. There are several reasons why getting a home inspection is a smart choice. Professional, licensed home inspectors can uncover problems that might not be apparent to you as the Buyer or even the Seller for that matter. First, a home inspection will help determine the overall condition of the home. If there are any repairs that need to be done, it is best to uncover them prior to closing, so that you can negotiate with the seller for a repair or a credit. Second, a home inspector will inform you of necessary maintenance that you will need to do as a new homeowner. A home inspection is a very valuable tool to orient you to all of the features of your new home.
